Terms and Conditions

1. Bookings and Payments

• A valid credit or debit card is required to secure all bookings.
• Full payment will be required prior to check-in, depending on your booking source (e.g., online platforms or direct).
• Group bookings will require a deposit and written confirmation.

2. Age Requirements

An adult (18+) must accompany all guests under 18 years of age. Photo ID is required at check-in.

3. Cancellations and Refunds

• Standard bookings: Free cancellation up to 24 hours before check-in.
• Cancellations made within 24 hours of arrival will incur a charge of 100% of accommodation.
• No-shows will be charged the full amount of the booking.
• Non-refundable rates or special promotions may have different cancellation conditions.

4. Check-in and Check-out

• Check-in: From 2:00 PM
• Check-out: By 10:00 AM
• Early check-in or late check-out requests may be accommodated subject to availability and may incur additional charges.

5. Pets

We do not allow pets, but registered service animals are welcome.

6. Guest Conduct

• Guests must be respectful of other occupants and neighbours at all times.
• Noise must be kept to a minimum between 10:00 PM and 7:00 AM.
• Excessive noise, unruly behaviour, or illegal activity will result in eviction without refund.

7. Smoking Policy

• Villa La Sini is a strictly non-smoking property indoors.
• A designated outdoor smoking area is located inside the fence near the John Street entrance.
• A cleaning fee of $250 will apply if smoking occurs inside the rooms.

8. Damage, Loss and Cleaning

• Guests are responsible for any damage, loss, or theft caused during their stay.
• Additional cleaning fees may be charged for excessively dirty rooms, unwashed dishes, or misuse of facilities.
• Lost keys may incur a replacement fee of $50.

9. Occupancy Limits

• Each room has a maximum occupancy limit, which must not be exceeded.
• All guests must be registered with Reception.
• Visitors are not permitted to stay overnight unless approved in advance.

10. Liability

• Villa La Sini is not responsible for loss or damage to personal belongings.
• All guests enter and use the facilities at their own risk.

11. Housekeeping

• For extended stays, housekeeping is provided every 4th day or upon request.
• Towels and linen can be replaced on request for shorter stays (charges may apply).

12. Right to Refuse or Cancel Bookings

Management reserves the right to:

• Cancel a booking at any time due to unforeseen circumstances.
• Refuse entry or evict guests who breach these terms.

13. Privacy Policy

Personal information collected during the booking process is used only to manage your stay and will not be shared with third parties, except where required by law. For more details, please see our Privacy Policy.
